People have always asked me this question. Should they invest in commercial (office or retail) or industrial properties?
My reply to them is do you understand what is a office, retail or industrial space. Do you know what the tenant needs and whether the space you are buying suits them? What drives the demand for such spaces?
Many a times, they are not able to or can only give a general answer.
Without a good understanding of the commercial or industrial property market, my advice to them is not to buy. It is akin to jumping into a swimming pool without knowing how to swim. The risks are simply too high.
As with all types of investments, please understand the product first before buying.
